We ask that the home actually be empty when we arrive. A few pieces of furniture staying behind are fine, a full house of belongings is not.

The power and the water need to be on, since both the vacuum and the mop bucket depend on them, and we need a way in: a key handed over, a lockbox code, or somebody meeting us at the door. The size of the home is the biggest factor, since we're cleaning every cabinet and closet, not just surfaces. A home with a finished basement or an extra bathroom takes longer than the square footage alone suggests.
Heavy build-up in the oven or a neglected fridge adds time too. We always confirm the price against the actual home before the day, not just the listing size.
Stairs count for more than people expect. Supplies, the vacuum and the water travel with us floor to floor, so a three-level townhouse runs longer than a single-storey place of the same footprint.
The last thing is how long the rooms have stood unoccupied. A house shut up between tenants gathers a fine film on every ledge, sill and shelf, which adds passes rather than difficulty. It is the sort of thing we would rather see in a photo beforehand than meet on the morning.
